This policy explains what personal data 99 Real Estate Broker L.L.C. (“99 Real Estate”, “we”, “us”) collects, why we use it, who we share it with and what rights you have. It applies to our website 99realestate.ae, our WhatsApp number, and the services we provide when you rent, buy, sell, let or manage a property with us. We handle personal data in line with UAE Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data.

We decide how your personal data is used, so we are responsible for it.

What we collect

When you enquire. Your name, phone number, email address, the property you asked about and your message. This can come from you directly (our website forms, WhatsApp, email or a visit to our office) or from a property portal such as Bayut or dubizzle when you enquire on one of our listings there. If you call us through a portal listing, the portal may also share the call’s details with us.

When we help you find a property. What you are looking for: area, budget, size, move-in date and similar requirements, plus notes from our conversations and viewings.

When a deal goes ahead. The documents a Dubai property transaction requires, such as your passport, visa, Emirates ID, proof of address, title deed, tenancy contract, sale or tenancy forms, and payment details such as cheque numbers. We need these to complete the transaction and to meet our legal duties, including identity checks under UAE anti-money-laundering law.

If you are a property owner. Your contact details, details of the property you own, ownership documents, and the agreements you sign with us (for example to list, advertise or manage your property).

On WhatsApp. When you message us on WhatsApp at +971 58 505 2899, or we message you there about an enquiry you made, we keep your name, phone number, the messages we exchange and any files you send, such as photos, voice notes or documents. WhatsApp is provided by Meta, which carries the messages under its own terms and privacy policy.

On our website. If you create an account, your username, email address and the listings you save. If you sign up for updates, your email address. Our website also receives basic technical information from your browser, such as your IP address and browser type, as every website does.

Why we use it

We use your personal data to:

• answer your enquiry and arrange viewings;
• find properties that match what you are looking for;
• prepare and complete rental, sale and property management agreements;
• meet our legal and regulatory duties, including Dubai Land Department and RERA requirements and anti-money-laundering checks;
• keep proper records of our business and protect our legal rights;
• send you news about properties, but only if you have agreed to receive it.

We use your data because you asked us for a service, because a contract with you requires it, because the law requires it, or because you gave your consent. Where we rely on your consent, you can withdraw it at any time.

Who we share it with

We do not sell your personal data. We share it only when that is needed for the reasons above:

• The other party to your deal, such as the landlord, tenant, buyer or seller, and their agent, as needed to complete the transaction.
• Government and regulatory bodies, such as the Dubai Land Department, RERA and Ejari, and any authority that the law requires us to report to.
• Banks, mortgage advisers and conveyancers, when you ask us to involve them.
• Property portals (Bayut, dubizzle and similar), which send us enquiries about our listings. When we advertise a property for an owner, the portals receive the property’s details, never the owner’s personal documents.
• Service providers who work for us: the companies that host our website and our customer records system, and Meta for WhatsApp. They may use your data only to provide their service to us.

Where we store it

Our customer records system stores data on secure servers in the European Union (Frankfurt, Germany). The European Union has data protection laws that give your data a level of protection comparable to UAE law. Documents you give us, such as passport and Emirates ID copies, are kept in private storage that only our staff can open after logging in. Our website is hosted separately by our web hosting company; messages sent through its forms are passed on to us so we can answer them.

How we protect it

Only our own staff can see your data, each with a personal login. Every time someone views, changes or downloads a record, our system logs it. Connections to our systems are encrypted. We never post your documents anywhere public.

How long we keep it

We keep your data for as long as we need it to provide our service and for our records afterwards:

• Enquiries that did not lead to a deal: until you ask us to delete them, or once they are no longer useful to you or us.
• Documents and records of completed transactions: at least five years after the transaction or our business relationship ends, as UAE anti-money-laundering law requires.
• WhatsApp messages: as long as we need them for your enquiry or our business with you.

When we no longer need your data, we delete it.

Your rights

You can ask us to:

• tell you what personal data we hold about you and send you a copy;
• correct data that is wrong or incomplete;
• delete your data;
• stop or limit how we use your data;
• stop sending you marketing messages.

To make a request, email info@99realestate.ae or message us on WhatsApp. We will reply within 30 days. We may ask you to confirm your identity first. In some cases the law requires us to keep certain records, for example for anti-money-laundering purposes. If so, we will tell you what we have to keep and why.

If you are unhappy with how we have handled your data, please contact us first. You can also complain to the UAE Data Office.

Messages from us

We message you only about enquiries you made and services you use with us. If you don’t want to hear from us on WhatsApp or by email any more, tell us (for example by replying “stop”) and we will stop.

Cookies

Our website uses cookies, which are small files stored by your browser. Some keep you logged in and remember your choices. Our contact forms use Google reCAPTCHA to block spam, and videos on our website are embedded from YouTube. Both are Google services and may set their own cookies. You can block or delete cookies in your browser settings, but some parts of the website, such as logging in or sending a form, may then stop working.

Children

Our services are for adults. We do not knowingly collect personal data from anyone under 18.

Changes to this policy

We may update this policy from time to time. The date at the top shows when it last changed. If we make a significant change, we will make that clear on this page.
